Tether is a building performance company, born in Auckland, working across New Zealand, Australia, and the United Kingdom. We turn what buildings do into decisions, projects, and proof - and we stay until the outcome is verified.

Where we started

Born where bad buildings hurt the most.

“The first thing we ever measured was whether families were sleeping in cold, damp homes.”

Tether began in Auckland in 2017, inside a Housing New Zealand research programme into energy hardship in social housing. Before we ever priced a saving for a landlord, we measured what poor buildings do to the people who live in them.

The company still runs on measured evidence, and it still starts every job with the people who use the building.

Nine years, one direction.

Chapter 01 / 2017

Founded in Auckland.

Tether started as a building data company, born out of a Housing New Zealand research programme into energy hardship in social housing.

Chapter 02 / 2018-2022

From data to operating evidence.

Monitoring capability built across IEQ, occupancy, energy, water, gas, and BMS - always tied to a decision an operator or owner could act on.

Chapter 03 / 2023

Reframed around outcomes.

Save money, make money, certify, report, and comply became the master framework. Sustainability moved from headline to guardrail.

Chapter 04 / 2024

Two companies, three markets.

TetherHQ Limited stood up alongside Tether Limited, built to launch Tether into the UK and to establish the trading and reseller agreements that carry the platform there.

Chapter 05 / 2025

Endorsed product brands launch.

Better Buildings by Tether and MouldWatch by Tether launched as endorsed product brands. Ricoh and the Quidos Group / BEClimate channel deployments went live with Powered by Tether attribution.

Chapter 06 / 2026

MouldWatch across 3,000 homes.

MouldWatch lands and expands across 3,000 social homes. Better Buildings by Tether launches in September.

What we believe

The thesis underneath the company.

  1. 01

    Performance increasingly affects access to capital, insurance, tenants, valuation, and compliance. Energy, carbon, indoor conditions, certification, and proof of improvement are moving from property-management detail to financial evidence. We would be wrong if building performance stays a low-priority facilities issue with no effect on capital.

  2. 02

    Customers want lower costs, stronger assets, a rating achieved, reporting delivered, compliance kept, and proof ready when someone asks. Another dashboard, audit, or sensor on its own delivers none of those. We would be wrong if the market starts valuing standalone tools more than delivered results.

  3. 03

    Data alone, audits alone, reporting alone, and finance matching alone are easy to replace. Tether holds the assessment, the finance match, the delivery partner, and the measured result in one record, so nobody has to coordinate four suppliers to get one outcome. We would be wrong if customers prefer separate specialists and keep coordinating the chain themselves.

  4. 04

    Sustainability as a standalone sales message is weakening; the durable customer demand is commercial. We only support outcomes that improve environmental performance, but we sell what customers need. We would be wrong if customers consistently buy sustainability for its own sake without commercial reason.

  5. 05

    Building owners already trust banks, energy companies, insurers, assessors, property managers, and consultants. The fastest path to scale is to sit behind those channels, under the Tether brand, under a partner's brand, or as Powered by Tether. We would be wrong if customers strongly prefer to buy direct.
